Cracks and Water Seepage:
First of all, let me explain why cracks can be bad for your home or business. Cracks on the exterior walls of your house or building can actually allow water or dew to seep through and enter your wall. Usually, if it’s a well ventilated and open area this moisture tends to dry up, however over time this can be problematic. Areas such as ledges, window sills and parapet walls are generally where most cracks tend to show up first. Flat surfaces always get hit by hail or debris more so than the vertical walls of your house or building.
Another common area where cracks show up is where the sun shines the most. Occasionally you will find your plaster can crack and appear like “shattered” glass. We call this “craze Cracking”. This happens when the builder may have over trowelled when applying the plaster or had the mix wrong. Its also common to find this occurring when the plaster sand has too many clay contaminates as a result of not washed out during the rinsing process. The cracks are relatively shallow, and unless the plaster is hollow, its mostly harmless. In saying this, you never want to leave it be. This can be a costly fix if left for too long, especially during the rainy seasons.
Structural Cracks
These cracks tend to open quite wide, usually due to excess movement and loss of stability. This generally indicates structural movement, and often, your building or home will need major structural repairs and underpinning. You should call a professional to assess and assist.
Now its not all doom and gloom, if you notice some hairline cracks here and there, that is okay. Generally speaking, they too small to create any issues and can get filled easily the next time you paint.
