Whether you buying an investment property, your dream home or a new business premises, getting a great deal is just as important as getting the right deal. This goes with everything that holds value. Paying a little more can sometimes prevent a “lemon Purchase”. However, this is not to say getting a great deal is not the right deal. Here are 2 Tips to look out for when house hunting.
So, before you think we are giving advise on, how to get the best deal out of your agent, we not. However, we know buildings. And these are the two best tips to assist you in shopping.
-
Inspect the building
You don’t have to be an expert to see a building that needs some work, whether its just a paint job or damage from leaks or floods. Carry out an in-depth assessment and look out for the following defects
- Peeling of paint – Internal & external walls including your boundary walls. How severe is it? Is it constant around the property or is it isolated in one or two sections?
- Look at the condition of the reverse walls of the shower/bathroom. Do you see paint bubbling?
- Look at your ceilings, are the brown water stains present? Is the ceiling “bowing” unusually?
- Look at the condition of the paint, is the paint faded away in some areas and if so, would how much painting would be required to bring the home to where it needs to be?
- Look at the base and backboards of any wooden cupboards or cabinets, is there damage? Can you smell mould?
- Assess the walls behind curtains and furniture. Look for bubbling of paint or black mould
These are just the basics to give you a general outlook on how much maintenance will need to be done. If you are still interested in the property, follow the second tip.
